Hello!  Welcome to the Channel Lake Bluffs Association, commonly known as CLBA,
a subdivision on Channel Lake, in unincorporated Antioch, Illinois.

It is bordered by Lake Ave to the West, Prospect Ave to the North, Woodbine Ave to the East and Grapevine Ave to the South.

Nestled between the 110+ homes and several lots are four fabulous “common” areas within CLBA that are a valuable asset to your home:

  • A beautiful beach area in a park-like setting located at the east end of Grapevine Avenue on Channel Lake.
  • A boat launch area with piers on the northside of Prospect Avenue (midway down the street) that leads directly out to the north end of Channel Lake, accessible to members in good standing.
  • A walking path among residential homes that allows you a shortcut between Grapevine Avenue to Prospect Avenue. It is located slightly east of the boat launch area on the south side of Prospect Avenue.

We treat our Association as a business and as such, we have a minimal annual fee for each lot and house. Those monies go toward insurance, landscaping & general upkeep of the common areas, public street lighting, printing & mailings and an accountant.

Finished Projects:

• Summer 2024 – Boat Launch ILM applications of Aquatic Herbicide for Duckweed/Wolffia
(which also controlled the water lilies), and the submerged aquatic vegetation are complete.

• Summer 2024 – New entrance signs at Prospect and Grapevine Ave and new framework for beach sign.
• Summer 2024 – Total cleanup of overgrown hill and garden area on South end of beach.
• Spring 2024 – New composite piers on the West side of the Watercraft Launch area.
• Spring 2023 – Beach sand added
• Spring 2021 – Purchase and installation of commercial grade (2) Infant swings and (4) Sling swings for the swingset.

Upcoming Projects:

• Updating CLBA By-Laws
• Watercraft Launch: 100 feet of cedar pier tops to be replaced.
• New sand added at beach
• Continual improvements at the beach & hill keeping weeds and overgrowth at bay.

Dues for the CLBA fiscal year July 1st 2024 to June 30th 2025 are $10 per Lot and $240 per House as voted on at the CLBA Annual Meeting on July 13, 2024. These fees are subject to change as expenses dictate each year.
